One thing a lot of people never consider about selling their own home is that they have never sold a home before. Some people have the time, knowledge and expertise to sell their own home, but the truth is that a lot of people don't have the necessary skills. However, if you are selling your own home, I have a list of things that you ought to be ready to tackle if you're selling on your own.

  1. Be Prepared to Negotiate: On top of doing your own marketing, you'll have to do your own negotiating. This might become difficult for you because you're probably emotionally attached to your home, and there is no room for emotion when you're doing business. An agent working on your behalf would be able to make good offers without being clouded by emotions. 
  2. You Have to Attract Buyers: Agents know how to find buyers, and they can funnel them from around the world right into your home. Unless you're pretty internet savvy, you may have trouble exposing your home to qualified buyers. 
  3. An Agent Can Sell Your Home for More: Exactly how much more money can an agent get you? On average, an agent can sell your home for 13% more money. Keep in mind that 13% is only an average, too. This means that an agent's commission is pretty much already paid for.

As you might have heard, President Obama recently lowered the cost of mortgage insurance on FHA loans. Early last year, FHA increased it's mortgage insurance rates, which had the negative effect of decreasing the number of home sales. FHA loans simply costed too much, and many agents, myself included, advised people to stay away from them. 

This year, FHA has announced that they will be reducing rates from 1.35% to .85%. That change might look small, but it could save you up to $80 a month! This will make over three million Americans eligible to purchase homes over the next few years. It's really a win-win situation - the increased demand is great news for sellers, and the lower rates are ideal for buyers. 

If you're on the fence about buying, we encourage you to take a look at what FHA has to offer. The lower insurance premium, combined with only 3.5% down, makes getting a loan incredibly affordable. Or, if you're interested in paying a lower down payment, Fannie and Freddie recently announced a loan program for only 3% down!

To get the year off on the right foot, we want to give you simple tips to help you improve your credit score. This is important because, if you're going to buy a home this year, your credit score is crucial - the better your score, the better the rate, and the better the rate, the more money you save!

In some cases, you may be able to save over $100,000 over the life of a loan simply by having a better credit score. Here's some advice on how to do just that:
  1. Pay your bills on time. Any bill you have involving credit, be sure to pay it on time or, better yet, ahead of time. Many banks have an option to automatically pay your bills so you never forget. 
  2. Keep your credit card balances low. Get your balances as low as you can if you can't pay them all the way off. It simply looks better.
  3. Try to avoid store credit cards. Charge credit cards only when you absolutely have to. If you can avoid adding new cards and new credit to your portfolio, we HIGHLY recommend it!
  4. Use your aged credit cards. An aged credit card shows you can hold credit longer. It's better to keep older accounts and use them longer than to open new ones.
