    Generate More Leads Than You Have Time To Call…

    Generate more leads…

    Most of us do not lack competence or people skills.  If we had more leads and face to face opportunities we would list and sell 10x more homes.

    The two most important parts of any business are its ability to innovate and generate opportunities.  

    When I was a solo agent.  I did everything myself.  Including building websites that would generate business.  It was a time-intensive and laboring process.   But, I had no money so, bootstrapping was the only way to do it.   I also couldn’t afford to purchase leads.

    What Zillow, Trulia, and Realtor do not want you to know…

    …leads have a negative return on investment.  

    This is because they will sell the same lead to multiple agents.  If a lead is given to 3 agents then 2 of them will lose money.  

    Back when I was bootstrapping from 6 am to 10 am every day was devoted to lead generation.  10 am to 12 pm, I would go on appointments or do office work.  1 PM to 6 PM, prospect and follow up on the leads generated. 

    It is like fishing.  You set a line or a net and go back and check it later in the day.

    How do you generate more leads?

    You can buy leads.
    Generate leads through marketing and driving them to funnel or portal.
    Be in an environment that provides leads.  

    Traditionally real estate agents generate leads through open houses, door knocking, and sign calls.  This requires listings you physically move in space and time therefore you can’t do anything else or purely waiting around for the phone to ring.  With COVID-19 open houses have become ineffective.  

    Leads are not cheap.  They either take time and marketing dollars to generate or even more money to purchase…

    ..but, they are essential to our success.  Without leads we have nothing.

    What is possible?

    Last month our company that works in Chelan, Douglas, Grant, Okanogan, Kittitas Counties generated for our agents 1017 leads, 467 phone calls, and 48 assigned appointments.

    Each agent at our company had an average of 46 opportunities (buyers & sellers) to their phone.  

    A rule of thumb on how many leads an agent can effectively handle per month is 30.  30 leads per month effectively managed can result in 4 to 5 more sales per month.  

    Looking at our current volume of opportunities our company needs to GROW.  We need to add 21 agents that want to be part of a team that is growing and that invests in marketing to generate opportunities on a daily basis.

    …if you see anyone in our industry that would be super successful if they had more leads.  Let them know we are looking to hire agents and provide these opportunities for them so, they don’t have to worry about their next client.
